Home and Land Under Contract
Sale & Purchase Agreement
Sale & Purchase Agreement between the purchaser and your Turnkey Entity (vendor).
Attach the contract.
Minimum 10% deposit in the Sale & Purchase Agreement.
Land Contract
Land Purchase Contract entered into by your Turnkey Entity using the 10% deposit.
Attach the contract.
Turnkey Build
Attach turnkey feasibility for review.

Loan Application & Documentation
Loan Application
Submit the loan application document for approval.
Attach all required documents.
Build Contract
Build Contract between your Building Company and Turnkey Entity (including turnkey milestones).
Build Contract includes non-completion guarantee fee.
Attach the contract, including concept drawings.
Build Schedule
Provide a detailed build schedule aligned with your build contract and funding milestones.
Final Attachments Required
Developer’s consent to lodge caveat (if required).
Developer’s bank’s consent to Land Purchase Contract (if required).
Developer’s consent to assignment (if required).
Evidence that the land purchase deposit paid by the borrower has been received by the developer.
Evidence of purchaser’s Sale & Purchase Agreement deposit held in solicitor’s trust account.

Pre-Drawdown Checklist & Getting Paid
Required Before First Drawdown
Evidence of title issuance.
Contract works insurance – certificate of cover.
Performance Bond signed off with BuiltIn Insurance.
Evidence of post-settlement defects and liability cover obtained.
Building Consent including final drawings.
Turnkey Entity’s bank account details.

Turnkey Loan Application
This loan application constitutes a Home Build Loan Approval Request as defined under your Turnkey Build Loan Facility Agreement. The terms defined in that agreement (including by reference) have the same meaning in this request.
